ARCHITECTURAL PROJECT REPORT

GENERAL CONCEPT AND APPROACH DECISIONS

CITY CONJUNCTION

Project area is hilly terrain that turns its one front towards sea, other one towards city, protecting its natural structure. Considering the potentials city possess (new industrial area, direction of housing stock to other side of city, the new port planned to be constructed and the university campus very close to the terrain), urban image creates an action and attraction point. Therefore, it will constitute and action field that will affect city life with the functions it incorporates, strengthening image of the city. Domination of hill on city panorama makes the land special, unique and valuable. In this regard, this area that could protect its own natural richness between current urban fabric and developing city turns into a CITY CONJUNCTION.

PUBLIC SPACE

According to Whyte (2000), there exist four properties that make a public space successful. ‘’ They are accessible, people do various activities, space is comfortable and has got a good image, and the spaces that supports social activities, are sincere, in which people meet and more social interaction is provided’’. When closeness of the space to city center is taken into consideration, by activating the potential city holds, it is targeted to establish a relation with space. Hence, coastal strip has been the most important actor. With integration of coastal strip with city, user flow to the space is aimed. In this manner, a public space that integrates with coastal strip rather than having a restricted use only for city-dweller is intended.

In integrating identity of public area with project, it is no sufficient to think it as spaces required in order to be integrate to city/life, thus to transport through status of being pedestrian especially and   in a continuity instead of adopting as only common use areas. They should be recognized as areas eligible for multiple use and that incorporates 24 hours, by touching without ceasing, not being hindered, contain continuity in it without losing between these spaces. It should be ensured that the smallest part constitutions society is individual; increasing quality of life and space for individual will enable us to make new expansions in the direction of perceiving city at getting involved in it. The space, which is designed, used in this way may be a communication point of city. Thanks to catalysts formed on coastal strip in this context, flow of user to area is targeted and uninterrupted transport is aimed at coast intersection point with teleferic and pedestrian axes. The axes in reverse direction that is not only for the user arriving from city but the user in other fronts of the city may access are also integrated with the area described as CITY INTERFACE.

Reisinger and Schreiber (1995) indicates public spaces as daily life stages that also embody cultural and historical events, an attraction center  for users and the meeting points of city. Within this context, old structure traces found within project area is associated with city memory, setting up a connection between yesterday and today is targeted. Besides, with the diversity of the functions present within space and the theme park, it will act as a conjunction for a user who  introduce city, gives vistas to the users coming from outside for only city- dwellers.

 

DECISIONS ON LAND USE

Existing morphological situation of the land defines usable zones. These regions show varied features in the context of their inclination and relations they establish with the city. With regard to recommended design, firstly by considering these regions, intersection is provided between different function zones and a backbone. Current historical structures and traces of landscape elements are the traces that give us information regarding life experience of space. An architectural attitude protecting city memory by preserving these traces, respect to natural formation, taking environmental data into account has been important design inputs in terms of sustainability and adaptation to nature.

  1. URBAN INTERFACE (CITY PARK): East-west perimeter of the land identifies the interface by which park is connected with current city/developing city. Commercial units integrated to urban interface, theme park as well as hotels and culture square are attached to the city with observation terraces. It nearly calls city inside it. Park entrance is defined and open to everyone. It is almost a breath taking and action space for closed surroundings. Although pedestrian axes are formed in accordance with natural structure in low elevations that the land permits, a teleferic is adopted in east front that is associated with city coastal strip. Thus, pedestrians may access city interface uninterruptedly. While theme park relationship is determined in the area which is left for greening in good agreement with current topography in inclined zones of the land, cafes, restaurants, activity and socialization spaces which are located around keeps the park alive and active in different seasons and time periods by creating shady spots. By creating observation terraces in area, multiple Vista points are given user.
  2. SECONDARY BACKBONES : The ridge that take part in north- east direction of the terrain are the dominant regions to city and sea. With respect to the design evaluating this significant environmental data, the commercial units which are integrated with current structure traces are used as a backbone of activation and action. While ridge backbone maintains urban connections, it has a transitive structure with city interface on the other hand. In addition to architecturally felt respect to existing structures, the trace that current buildings make up eventuates in observation terraces.
  3. THEME PARK (EXHIBITION AREAS): Principally, project areas have been used as theme park where all functions are intertwined. By means of periodic or permanent exhibition units, it is aimed to provide user with different experiences within space. In addition to this, it is targeted that function transitions are described and the main lane of theme park is positioned in a defined space belonging to it.

FUNCTION DISTRIBUTION IN CITY CONJUCTION:

Design process is generated by considering different scales depending on image of functions and the impact area. City conjunction is defined as orbits resulting from different impact areas. These orbits also provide transition between functions via intertwining.

  1. ORBIT OF FIVE STAR HOTEL AND CONVENTION CENTER:

5 Star Hotel and the Convention Center utilized accordingly are positioned at the start of West front of urban interface where the space contacts with transportation via vehicle. At the point that area contacts with road, parking lot is added, so it is allowed closing project area to use vehicle except for controlled transportation. Hotel is edited from the plates which integrated with the ridge on terrain. Convention Center that describesorientation towards theme park and have integrated with a city terrace undertakes duty of being pedestrian gate of the area.

  1. ORBİT OF FOUR STAR HOTEL AND OFFICES:

4 Star Hotel along with commercial units (offices) are planned on other point where there area contacts with vehicle transportation on site plan. In addition, this orbit is related to the orbit of 5 Star Hotel and Convention Center and the orbit of theme park cleared of vehicle. By linking hotel structure with current structure trace, belonging to ‘’place’’ is symbolized.

  1. COMMERCIAL ORBIT:

The orbit which is embodied with existing structure traces is a functional focus and interaction center.  It is attraction center of walking in the park, voyage of discovery.  Architectural style stands for respect and innovation in order. With rentable and operable spaces such as exhibitions, cafes, restaurants, shops, kiosks, workshops, the focal structure contributes for economic sustainability of the park.

  1. CULTURAL ORBIT:

Suggested focal cultural structure has a dominant character which may also be seen from city center. In contact with urban interface within pedestrian and user flow in the park, it connects the space to city through teleferic transportation and distributes user to the area. When you walk in the park, you can find yourself in the points which are dominant to scenery, the perimeters of the structure at the instant. Structure stock here dominates park, its immediate vicinity and placement of theme park with its standing and form. Nevertheless, it is modest, takes its power from the connection it establishes with the park and topography. It is triangulation point, gate opening to the city. The impact area in urban scale is both semantic and imaginative.

  1. ORBIT OF THEME PARK:

Suggested focal structure gets possession of a dominant character. It arranges, attaches and scatters flow of pedestrian and usage in the park. It wraps interface of the city, always reminding in human scale that it is main element of necessary functions.

LANDSCAPE REPORT

Bandırma Design Park has been designed as an attraction center with its landscape elements and scenery as well as the functional usage such as hotels, convention center and auditorium.

It is thought to provide access with vehicle from Erdek Road to this attraction center that aims unifying old and new.

In order to draw pedestrians to park area from city center, we suggest rearrangement of the coastal strip allocated to industry in accordance with recreational activities of pedestrians. By removing industrial institutions and instead, founding the functions such as marina, cafes, restaurants, running and cycling track of 1.5 km, sport areas, playgrounds, wooden observation and sunbathing terraces, open air cinema, retail shops, parking etc. will invigorate coastal strip and make it an active region for pedestrians.

Pedestrians may access to park entrance through the stairs with observation deck or pavement/pedestrian road that runs parallel to vehicle lane. Furthermore, a teleferic line will ensure more comfortable and joyful access to park area, increase its usage intensity at the same time.

By taking the naturalness that reaches out into the space from pedestrian entrance as basis, levostap pathways which follow inclination is projected. Small recreational areas, small café/buffets for which wooden kiosks offer service, corten routing plates along the pathways will get pedestrian access to park entrance.

In Theme Park, the texture remained from former military is protected locally; it is intended to provide connection of past – today and future. Sitting areas sculpture observation sections, retail sale areas consisting of kiosks are designed within symmetrical and serial concrete ruins. As to materials, combination of old-new, integration of ruins with design are set out; wood, glass, granite as well as concrete are included.

As regards vegetation, current flora is completely protected, additions are made from existing tree species such as Pinus pinea, Pinus brutia, Cedrus libani, Cupressus sempervirens, Platanus ssp., Olea Europe, Ficus carica, Amygdalaus, etc. Although plant species are employed scattered based on naturalness, only Cupressus sempervirens and Platanus series which are aligned regularly and symmetrically in Theme Park are considered as reference to old military texture again.

Out of bush and ground cover species, Ophiopogon, Buddleia davidii, Escallania, Gaura alba Nandina domestica, Photinia serrulata, Cortaderia sellaona, Abelia grandiflora, Miscanthus, Viburnum lucidum, Laurus nobilis, Buxus, Hebe, Lavandula angustifolia, Aucuba japonica, Rosmarinus off., Osmanthus heterophyllus, Pyracantha Navaho are also given place.
